In order to ensure a dry townhouse for years and decades, one has to properly detail roof connections so that there are at least 2 different systems in place directing running water away from the home. Here we examine the often overlooked townhouse gutter system which is typically slapped on the back of the house and glued in place.
A rather special apartment building design by SimpleTwig Architecture.llc, the concept focuses on making the most of the apartment quality, from the moment one steps off the elevator to the moment one sits down on their sofa, the design seeks to maximize living space while minimizing other spaces without compromising quality living.
This article explores the basic layout of the entire apartment floor plan level, which will be supplemented by images of the actual units tomorrow, since we have so much to share on this project. This article also corresponds to two additional articles, one on the parking facilities, and the other on the retail, garden and street level planning of the project. All together, this is how one should make a fully integrated project that makes the most of tenant spaces, provides the community with a special building and provides the owner with a building that is easy to build, maintain and sustain.
We’re putting the final touches on a 40 unit residential project in Brooklyn. It is pretty special in that the project keeps part of an old theater facade and uses it to announce the retail component of the project, through awnings and little local vendors which can casually set up their wares below the awnings. The extra traffic and attention will be a boost for the anchor tenant who has a commanding view of this important residential corner.

We get a lot of calls for bathroom and kitchen renovations. Often we refer them to other companies given their limited budget. Not that we’re unwilling to do them but we also don’t want them to spend money on us when with very limited funds it could be spent on materials.
That said, we do design kitchens, bathroom or whatever program element a home owner desires. This project was special in that it was built for a NYC Police Officer hurt on the job and confined to a wheel chair. Despite the limited budget we couldn’t say no. Read more

A unique Brooklyn lot in that this property had two structures overlooking a city park, with exposures on 3 sides, SimpleTwig Architecture decided to make the most of the situation by creating a small cafe on the main street corner and providing outdoor porch seating between the structures, allowing for a substantial increase in available seating for the shop.
Further, both structures allowed for open floor plan duplexes, each with 2 bedrooms. Together they maximize the rental capacity of the property and provide the community with an amenity of character which will be cherished for years to come.
With baby boomers reaching maturity, new responsibilities can become overwhelming in a struggling economy. With parents in retirement, children growing up but staying at home or leaving, the financial burden for each can strain the whole family’s finances to a breaking point. Certainly if one finds themselves living paycheck to paycheck it is easy to make an argument for change.
Architecture is fundamentally connected to humans. That which is not connected is not architecture.
To understand function and how it influences the way something looks, one need only look at the human machine, and in this article the eyelashes and eyebrows. While the conclusions here are based on observation they hold within them a fundamental logic which is hard to deny.

ALGHERO. The only structural conversion in the extra-urban area provided by the Catalan urban planning plan, currently subject to a severe political confrontation, is that of the Mugoni villa in Porto Conte. Ancient aristocratic hermitage in the heart of the Bay of Ninfe, with a large manor house, stables, warehouses, a large park immersed in Mediterranean scrub, can be transformed into a large luxury hotel. A hundred rooms with many stars, sports facilities, leisure facilities, spa, swimming pools, tennis, a buen retreat for top-quality clients.
A followup on the SimpleTwig article ‘Time, Not Distance, Determines Development of Cities‘ we need to take a moment to review the existing density of New York City, as an example to show that people reside in the area that physically puts them closer to where they work, in this case Manhattan. While this is probably obvious to most, one can not assume everyone understands the organic growth of cities.
While it would be nice for everyone to live and fit in Manhattan, or for that matter in a location that has a view of it’s beautiful skyline, it isn’t always possible given the cost of property, and, the lack of availability of housing stock. This means, with an ever growing population, alternatives must be addressed.
